House construction cost per sq ft by city in India

In rupees per sq ft of built-up area. Metros are the government's X-class cities, and Tier 2 is its Y class, such as Jaipur, Lucknow, Indore, Nagpur and Coimbatore. Tier 3 covers smaller towns. These classes follow population, not cost, so some places differ: Kochi usually costs about the same as Bengaluru, and Goa can reach Delhi levels.

Ask before you sign anything.

Most construction overruns are visible in the quote, if you know where to look. Ask about a quote or a rate per sq ft, and Dozi tells you what it includes, what it leaves out and what to ask at your next site meeting.

Dozi's chat answering: My contractor quoted ₹2,800 per sq ft for standard finish in Pune. Is that fair, and what should I check?

A real answer: “My contractor quoted ₹2,800 per sq ft for standard finish in Pune. Is that fair, and what should I check?”

₹2,800 per sq ft can be fair for a standard finish in Pune, but it is near the top of the usual standard range, so check the scope carefully.

Standard-finish Pune rates are commonly quoted around ₹2,100–₹2,900 per sq ft; another 2026 guide puts the range at ₹2,200–₹3,000.

Confirm the rate is based on built-up/slab area, not carpet area, and agree in writing how balconies and wall thickness are counted. Slab area is commonly 20–25% larger than carpet area.

Get a written itemised scope and specifications: structure, tiles, doors and windows, paint, plumbing, electrical, waterproofing, elevation, and whether GST, approvals, kitchen work, compound wall and interiors are included. The quoted rate alone does not show what is covered.

Tie payments to completed stages and engineer checks. Avoid advances above 10% before work starts; agree extra-work rates, timeline and delay penalty, defect period, retention, and an exit clause in the contract.

What to say: “Please share an itemised BOQ with the brands and specifications, built-up area calculation, exclusions, GST and extra-work rates. I’d also like stage-linked payments after engineer checks, with the timeline, defect period and delay terms in writing.”

Cost per sq ft by finish, and how to work it out

Multiply your total built-up area by the rate for your city and finish. A 2,000 sq ft house in Bengaluru at Standard finish is 2,000 × ₹2,200 to ₹2,900, which comes to ₹44 lakh to ₹58 lakh.

  • Standard: RCC frame, vitrified tiles, standard CP fittings, basic modular kitchen. Typical mid-segment independent house.
  • Premium: RCC + quality masonry, large-format tiles or marble accents, concealed wiring, semi-modular kitchen, video door phone.
  • Luxury: Architect-led volumes, imported stone or high-spec marble, home automation rough-in, premium MEP and woodwork.

Use built-up area, which includes the walls. If your drawing shows only carpet area, add 10 to 15 percent. Our guide on carpet, built-up and super built-up area explains the difference.

What each floor adds

Another floor raises your total because you are building more area, with its own slab, staircase flight, plumbing and wiring. It doesn't usually raise the rate per sq ft much, because the floors share one foundation and one roof. So the calculator multiplies your area per floor by the number of floors. If your upper floor is smaller, enter the average.

This is for building the floors together. Adding a floor to a house that already exists is a different job, because the structure has to be checked first, and this calculator doesn't estimate it. Plan the foundation for the final height from the start, even if you build the upper floor later.

What a budget gets you

What a quote or estimate leaves out

These ranges cover civil work and typical finishing. Budget separately for architect and structural fees, government approvals, soil testing, a compound wall and gate, a borewell, landscaping, loose furniture and interiors. This calculator doesn't price a basement or deep foundations either, because soil and depth change the cost too much for one rate.

Contractors' package rates often leave out kitchens, wardrobes and connections, so a low rate may not be a low price. When you compare two quotes, check that both include the staircase and any lift shaft.

Built from contractor rate cards and cost guides published in 2025 and 2026, checked 31 Oct 2026. No one publishes real invoice data, so we set ranges above many advertised prices. Standard is the best supported. Premium and Luxury are rougher everywhere, and the Tier 3 ranges for them are our own estimate. Treat all of this as a planning guide and confirm with itemised quotes.

Frequently asked questions

How to calculate construction cost per sqft?▼
Divide the total cost by the built-up area, or start from a rate: built-up area × rate per sq ft gives the total. Use the rate for your city and finish, and check what it includes. This calculator covers civil work and typical finishing, not land, approvals or furniture.
What is the construction cost of a 1200 sq ft house?▼
At Standard finish, about ₹18 lakh to ₹25 lakh in a small town, ₹22 lakh to ₹30 lakh in a Tier 2 city and ₹26 lakh to ₹35 lakh in Bengaluru. These are for 1,200 sq ft of built-up area in total, and a higher finish costs more.
How much does it cost to build a 2000 sq ft house in India?▼
At Standard finish, about ₹30 lakh to ₹42 lakh in a small town, ₹36 lakh to ₹50 lakh in a Tier 2 city and ₹52 lakh to ₹72 lakh in Mumbai. Land, approvals, a compound wall and furniture are extra.
How much does it cost to build a 1000 sq ft house in India?▼
At Standard finish, about ₹15 lakh to ₹21 lakh in a small town, ₹18 lakh to ₹25 lakh in a Tier 2 city and ₹22 lakh to ₹29 lakh in Bengaluru.
How much money is required to build a 2 floor house?▼
Add up the built-up area of both floors and multiply by your rate. Two floors of 1,000 sq ft are 2,000 sq ft, which is about ₹36 lakh to ₹50 lakh at Standard finish in a Tier 2 city. The rate per sq ft doesn't usually rise much for a second floor, because the floors share one foundation and one roof.
Is 20 lakh enough to build a house?▼
It can be for a small house. At Standard finish, ₹20 lakh covers about 950 to 1,350 sq ft of built-up area in a small town and 800 to 1,100 sq ft in a Tier 2 city. That is before approvals, a compound wall, furniture and a buffer, so keep some money aside for those.
